Management of construction stage: concept, budget, work schedule, quality. 2. Determination of the overall sequence of the Project from the «zero cycle», control of key project indicators and milestones. 3. Budget control, preparation of financial model . Cash flow monitoring for contractors and counterparties. Control of all project payments and costs. 4. Selection of contractors and suppliers (tender procedures), approval/signing of agreements for all types of construction and installation work. 5. Design management: from Stage P to Working Documentation. Issuance and approval of technical documentation «for construction». Control of all changes in drawings. 6. Preparation of construction financing schedules, work schedules. 7. General administration: Control of deviations from the work plan, corrective measures in time, coordination and alignment of construction processes. Handover front of work to contractors. 8. Preparation of technical specifications, scope of works, lists of materials in timely and proper manner. Purchase and supply of all necessary equipment and technical support of construction. 9. Variation management: issuing variation order, additional scope of works, request for information, technical queries. 10. Coordinationof the project participants: (internall: finance, accounting, lawyers, marketing, product, sales; external: designers, technical supervision, credit organizations, City services: MOEK, Mosvodokanal, Mosvodostok, ROSSETI, MGSN (construction committee) , OATI (local authorities), scientific and technical support, monitoring and audit). 11. Fulfillment of all contractual obligations, quality control of performed works, Record of completed construction works, verification and approval of Acts KS-2, KS-3; KS-6A. Accumulation of primary accounting documentation. 12. Acceptance of completed stages of Project for: structural construction, elements, structures, engineering and technical systems, facades, finishing works, special equipment - with the signing of all necessary docs: passports, technical certificates, acceptance reports, manuals, geodetic surveys, etc.– «As built docs». 13. Commissions for the Project readiness: Final inspection Deed, permissions, completion works. Handover to operation services and companies. 14. Project warranty management, control of payments for warranty obligations. Timely elimination of defects and punch lists. 15. Document management and reporting, maintenance of all documentation in the Archive.

- Drafting and approval of construction contracts in terms of scope of works, costs and quality of work. Step by step control while signing the contract. Preparation of technical statements for construction works, comparison and verification Bill of Quantities. - Requesting for technical and commercial offers for construction and installation works. Check that Cost Unit adequate to market price. Selecting Contractors to perform a full-scale scope of construction works. Evaluation of the Contractor's compliance to the maximum qualification requirements able to perform “turnkey works” - Being responsible that all working documentation “approved for construction” and submitted to Contractor in a timely manner. Control of changes and revision of working documentation. Incoming control of all drawings and issuance of comments to Design company. - Verifying that complete set of technical documentation prepared and approved for execution of construction works (Work Method Statements, Technical Cards and Specifications) - Construction management of the project in relation with scope of works, quality, consideration amount and schedule of work as well as for General contractor in whole, and for each Subcontractor individually. - In time Preparation and updating Work Schedule (together with Contractor) in order to coordinate the stages of project and opening Working Area to related subcontractors - Being in charge that General Contractor perform all the activities according to its obligations. Obtain all information about stages of the project – Progress Monitoring. Present an information to senior managers about potential failure of work schedule and risks of poor-quality works. - Consolidating summary reports on the basis of cost breakdown/budget/work schedule/delivery notes (“planned/actual” data) concerning Contractors and Supplier. - Ensuring Quality Assurance and Construction Control. Check that all works comply with Federal law (Government Orders), Construction Codes, Standarts and Main Requirements indicated in Working Documentation. Check that all primary as-built sketches, data and logs provided by the Contractor. Participating the commission during performed works Inspection, signing the Hidden works and Critical works Certificates/Acts. Supervise that full package of As-built documentation (acts, quality passports, geodetic surveys, tests and conclusions) submitted in timely and proper manner according to SP 70.13330.2012, SP 48.13330.2011and City Planning Codes (Item 53 “Construction control”) - Prevention and avoidance of all kinds of defects and non-conformities while construction in progress. Issuance of NCN (Non- conformity Notice) and Prescriptions, which can cause efficiency and safety characteristics of load-bearing structures, control of its elimination. - Control of all payments procedures, including Monthly Progress Claims (with KS-2, KS-3 certificates), supported with necessary Quantities Calculations. Check that Advance Payments repaid through percentage deduction. Requesting summary statements (KS-6a) with scope/costs submitted on monthly basis. Check that all Consideration invoices approved and ready for payment. - Approval of additional agreements and variations, not included in main contract, prepared in terms of additional requirements of Client, technical modification and revision of Working documentation from Designer. - Checking that Deviations from set of working drawings approved with Author supervision (both structural and architectural questions), deviations from construction codes and standards – with scientific supervision organizations. - Taking measures to prevent the issuance of prescriptions and non-conformities from State Inspectors and City Authorities during inspections of the construction site. - Ensuring full Documentation сontrol in Area of Responsibility as well as official business correspondence with all involved project participants. Weekly organizing Minute of meetings with the implementation of the protocol and monitoring that all items as discussed to be rectify in time. - Preparation a full package of documentation, according to RD 11-02-2006, for the commissioning of the project and confirmation of its compliance with the requirements for acceptance by State Authorities. - Representing the side of the project during acceptance commission of work performed by contractors. Evaluation that all procedures and requirements observed for signing Final Inspection deed Act (after Remedial Action executed), including the Acceptance Certificate/Act of the capital construction object (KS-11). - Closing the construction contract taking into account that all contractual obligations performed due diligence in proper and timely manner (starting warranty period and after all – signing the Performance certificate).

- Construction and quality control from zero cycle. Verification in comparison project/fact: scope of works, costs, methods, technology and quality of construction works according to Working Documentation, Construction Codes and Rules, standards and other state regulatory documents. - Quality assurance during the procedure of incoming, operational and acceptance control - Supervise that subcontractor perform it work in according with contractual obligations in case of quality, its quantity and schedule control. - Issuing non conformity notice and prescriptions for subcontractors and monitoring their elimination in timely manner. Remedial actions control and defects elimination identified during construction process. As well as the same activities with NCN and prescriptions submitted from client. - Verification and acceptance of all project As-built documents (hidden works certificates, interim and critical structures certificates). As-built documentation control (all main general logs, special logs, laboratory tests and conclusions, quality passports, as-built sketches) which confirmed quality of construction works - Control of all payment documents for executed works: progress claims, payment certificates, list of quantities (KS-2, KS-3 forms) - Commissioning for executed works with client for closing contract. - Participation in solving technical issues with the author of the project during construction and elimination of comments written in author supervision log. - Eliminate prescriptions issued by State supervisor (MGSN committee) which identified during the construction site inspection

- Incoming, operational and acceptance control for materials and works executed in situ in compliance with Working Documentation, Work Method Statements, Technological cards and Special regulations, GOST, SP and SNIP as well as contract requirements. - Organize Inspections for construction works performed by subcontractors and acceptance with technical supervision from zero cycle: earthmoving works, reinforced concrete structures, steel structures, waterproofing and heat insulation works, finishing works (architecture package). Providing and supporting above mentioned works with laboratory tests, conclusions (soil compaction, concrete strength: destructive and non-destructive methods, cubic compression strength, concrete structures destruction from the loads, reinforced and steel details for tensile strength, quality of welding joints and continuity of steel frames), certificates, quality passports . Inspection deed for finished works - Full QAQC procedures for construction projects according with QC Plan: prepare and organize inspections for hidden works, prepare Checklists for all scope of works, Prepare Non conformity Reports due to violation of Working Docs approved for construction and requirements of regulation documents. Weekly and monthly reports. - As build documentation control in compliance with instruction RD 11-02-2006 (hidden works certificates, interim and critical structures certificates, special logs for all works. Preparing all as-built docs for finished project in compliance with requirements of State Supervision and Acceptance commission. - Quantity surveying of executed works in comparison with Working Documentation and in fact, check of progress claim (КS-2, КS-3) from subcontractors. Justification and approval all quantities and costs to technical supervision. Prepare Variation Order for changing costs of the project. - Coordination procedure during state inspection from MosGorSroiNadzor, elimination of prescriptions and non-conformities detected by inspector. - Defects elimination control according with Punch List in specified period of time. NCN and prescriptions elimination control from subcontractors. - Coordination of works performed by different subcontractors including MEP systems. Contacts with author supervision. Cooperation with scientific institutes and organizations on construction project (NIC Stoitelstvo: concrete works, steel structures, geotechnics) as well as companies suppliers of materials and technical solutions.

Document control (Preparing contracts for construction works, cost calculation for construction, preparation of progress claim (KS-2,KS-3), hidden-works certificates, primary construction documents - bills, invoices, as-built docs: general works log, concrete works log, incoming control logs of materials). Quantity surveying. Cost calculation for commercial and state projects. Supplying sites with necessary equipment and materials ( for construction works, engineering systems, landscaping and earth works ). Work with commercial and state clients – preparation of tender documentation, signing contracts, closing of executed contracts).
