Facility Management Specialist
BASF Market Area Russia and CIS I. Facility Management 1. Managing of building maintenance activities 2. Directing building/office FM services: cleaning, catering, reception, security, mail, archiving, waste disposal, tech maintenance and parking service 3. Operative work with all building services vendors 4. Planning best allocation and utilization of space and resources for new buildings, or re-organizing current premises 5. Create, implement and actively manage annual operational and business plans to ensure that all aspects of the building and grounds (facilities, infrastructure, building structures, assets and systems) are maintained to agreed standards and within agreed costs and timeframes 6. Building/Office Fixed assets management, assets write-off procedures, fixed assets balance control and price-to-book value II. Real Estate 1. Managing of corporate Real Estate database 2. Lease management (incl. IFRS 16) 3. Liaison with Landlord, Sub-Tenants, State Authorities 4. Monitoring of the remodeling works done by Landlord representatives, Property Management companies, Service providers, Sub-Tenants, air conditioning, ventilation, fire systems, state registration etc. III. Controlling (budgeting, forecasting, reporting) 1. Prepare and submit budgets & forecasts for the asset, including investment administrative (facility management) budget 2. Follow-up on the financial performance in respect to budget 3. Prepare business cases for projects needed for realization at the asset 4. Verifying budget allocation against request where possible 5. Operating budget planning IV. Technical Procurement (Facility scope) 1. SAP advanced key user 2. Purchase requisitions via SAP: ordering, monitoring 3. Purchasing of building and office equipment 4. Contracting, Internal electronic document flow (Kontur Diadoc) V.
